Information and Conditions of Hire

1. A welcome tea tray will be in your accommodation ready for your arrival.
2. Bed linen, towels & tea towels are included in the weekly price.
3. Laundry facilities/service is available.
4. Car parking is next to all accommodation.
5. A barbecue area is for the use of guests.
6. A payphone is available at all times.
7. Short breaks are available, prices shown in small print. There are also special offers.
8. Pets are welcome by agreement at a small extra charge (£25.00 per week or £5.00 per day). We regret that pets must not be left unattended in the accommodation and the hirer is totally responsible for that pet. Local kennels are helpful and will take your pet for short or long periods.
9. Electricity is by meter reading, payable at the end of your stay. The Byre and Farmhouse Suite have a standing charge as they are an integral part of the main house.
10. A cleaning service is available on departure, if requested (£28). Normally cleaning is the responsibility of the hirer and the owners reserve the right to make a charge if the property is left unclean or if there is any breakage or damage.
11. Cancellation insurance is available and is strongly recommended. It is most distressing to cancel or re-arrange a holiday which has been booked, especially as the hirer is responsible for the full holiday charge. Efforts will be made to re-let, but we must be informed as soon as possible.
12. Arrivals are from 3.00pm and departures are before 10.00am unless otherwise agreed. Please contact us in advance for key collection.

We thank persons to not smoke in the accommodation.

Booking. Once a deposit, credit card details as security, or full payment has been received and a confirmation has been issued by the owners, the hirer is legally responsible for the total cost of the accommodation and the requested extras. The owners reserve the right to re-let that accommodation should the hirer fail to complete the transaction. All monies received by the owners are non-returnable. 2% charge for credit card payment.
Extra Persons. To the number and those specified must be by agreement at £25 each. For security reasons the owners must be informed of visitors.
Bond. A returnable bond of £75 per accommodation is normally requested on arrival.
Disturbance. The owners reserve the right to vacate persons from the premises should the hirers: a) remain longer than the allotted time; b) cause a disturbance to the owners or other hirers; c) behave offensively or in such away so as to cause risks to health and safety. The owners also reserve the right to require persons to leave should they not conform to the terms and conditions of this agreement and they reserve the right to charge accordingly.
Variations to the prices, terms and conditions of this booking must be by written agreement. Should the accommodation become unavailable for any reason the owner’s liability shall be limited to a refund of the amount already paid for that booking.
No responsibility is accepted for any loss or personal injury. Vehicles and personal property are at the hirer’s risk at all times.
The properties are used as holiday accommodation and are exempt from the security of tenure provisions under the Rents Act or any statutory re-enactment. No element of tenancy shall arise in any circumstances from any booking made.

NB. Hirer is the person making the booking - Owner is the owner of the accommodation booked.
